With so many new and custom home builders to choose from, picking the right one can feel overwhelming. How do you know you have made the right choice, and what should you look for when you compare them?
If we were hiring a builder for our own new home, these are the questions we would ask. Use this home builder comparison checklist to rate up to three builders side by side, right on this page.
Quick answer
- Shortlist two or three builders that build in your area and price range.
- Ask each one the same questions about process, service, craftsmanship, finishes and warranty.
- Score yes or no for each answer. Ten or more “no” answers is a red flag.
- Verify the basics: license, finished homes you can tour and real client reviews.

How to compare home builders side by side
- Know what you want first. Fill out a new home needs vs. wants checklist so you can judge each builder against your priorities.
- Shortlist two or three builders who build the type of home you want, where you want it, in your budget.
- Verify the license. In North Carolina, use the North Carolina Licensing Board for General Contractors license search to confirm the builder’s license and status.
- Ask every builder the same questions from the checklist below and mark yes or no for each.
- Tour finished homes and active job sites. Look at the details, cleanliness and how the crew works.
- Read reviews and talk to past clients. Ask how communication, timing and warranty service really went.

What to look for in each category
The home buying process
A good process is predictable. You should know what the price includes, who your main contact is and when you will walk through the home at each stage. See how a build typically unfolds in our custom home building process guide and how long new home construction takes.
Customer service
Pay attention to how quickly and clearly a builder answers you before you sign. That is usually how they will communicate during construction, too. Regular progress updates through a portal or app are a strong sign.
Quality craftsmanship
Experience, a valid license, licensed trades and clean, safe job sites all point to a builder who takes quality seriously. Touring finished homes is the best way to see the work for yourself.
Finishes and features
Two homes with the same price can include very different finishes. Compare what is standard versus an upgrade, and how much you can customize. Our guide to the cost to build a house in NC explains what drives the price.
Home warranty
Ask what the written warranty covers, for how long, and how you request service after you move in.

Frequently asked questions
What is the best way to compare home builders side by side?
Shortlist two or three builders, ask each the same questions about the buying process, customer service, craftsmanship, finishes and warranty, and mark yes or no for each. Then tour their finished homes and check reviews before you decide.
What questions should I ask a home builder before hiring them?
Ask whether the price is fixed and what is included, who your main contact will be, how you will get progress updates, whether they are a licensed general contractor, which finishes are standard, what can be customized and what warranty comes with the home.
How many home builders should I compare?
Two or three is usually enough. Comparing more makes it hard to keep the details straight, while comparing only one leaves you nothing to measure against.
How do I check if a home builder is licensed in North Carolina?
Search the builder’s name on the North Carolina Licensing Board for General Contractors website. The record shows the license number, classification, limitation and status.
What is a red flag when choosing a home builder?
Pressure to sign quickly, vague pricing, no way to tour finished homes and slow answers to your questions are all warning signs. If a builder gets a “no” on ten or more of the checklist questions, they are probably not the right fit.
