Step 1 – Narrow Your Search
Finding a homesite might seem difficult at first; most people don’t know what features to look for, or where to find available lots. It’s not so complicated for professionals; at Copper Builders, we deal with lot purchases every day – and we’re here to help. Your first step should be to determine what’s most important to you. Location, Size, and Price are a good place to start.
Primary Lot Search Criteria
- Location: Consider the school system, local amenities, and whether you prefer an urban or rural setting.
- Size: The site’s acreage and the amount of road frontage will determine what size home will fit on the lot.
- Price: The price of a building lot is typically around 25% of the total construction budget, but can vary depending on neighborhood.

Step 2: EVALUATING HOMESITES
(AND AVOIDING PITFALLS)
Visiting a homesite in person is the best way to get a feel for the location and its features. As soon as you get a notification or see a listing you might like, go check it out! Even though you won’t have all the details you need to make a decision, you’ll get a feel for what you like and don’t like. When you’re ready, our team can accompany you on a site visit to make sure the technical details are in order, and that the homesite will suit the design of your planned home. We’ll evaluate the homesite and guide you through the pre-construction planning and cost analysis inlcuding:

Step 3: MAKING AN OFFER
AND CLOSING THE PURCHASE
30-Day Inspection:
Just like buying a home, when you buy a homesite you make an offer, and when it’s accepted you’ll have 30 days to conduct a full inspection before closing. We’ll help with the due diligence and make sure nothing is overlooked.
Site Evaluation:
Engage Copper Builders at this stage and you’ll have access to our professional team for site testing and evaluation. Avoid pitfalls by hiring experts. We’ll make sure that the homesite passes all tests and that the site work is budgeted correctly.
Financing:
A Construction-To-Permanent loan is the way new homes are typically financed. With the construction part of the loan, you purchase the homesite and finance the construction. When the home is complete, the construction financing is converted by the bank to a traditional home loan.
