Stay Within Your New Home Budget by Using Allowances

Building a new custom home on your lot in Charlotte is such an exciting experience. It’s an exhilarating feeling to know you’re getting all-new everything, custom built and designed just for you. But one reality that every custom home buyer faces is their budget. When the cost of building a new home begins to exceed the budget, frustration can creep in. At Copper Builders, we’ve mitigated those frustrations by giving every customer special financial packages that we call allowances.

An allowance is a set figure included in the cost of the home that is based on the cost of quality, high-end finishes that many of our customers love and have included in their homes.

Allowances allow for broader design choices and more flexibility in the way funds are applied. Customers use allowances for custom cabinetry, lighting, appliances, ceramic tile and stone, countertops, plumbing, closet shelving, and more. The cost we quote you in the sales agreement never increases because we can shift allowances from one selection package to another, effectively spending less in one area and more in another, to make sure you stay within budget.

The result is the custom home of your dreams that has been completely personalized by you, with appropriate funds spent on the items that are most important to you, and not a penny more. Whether it’s granite countertops, a luxurious owner’s bath, or designer light fixtures throughout, you’ll never go over budget on those items that mean most to you. Here are the benefits of using allowances when you build a new custom home with Copper Builders:

Benefits of Home Construction Allowances

Save in One Category & Spend in Another

If you’ve spent less in one category — your appliance package, for example — you are able to take the remainder of the appliance allowance and move it to help cover a more expensive option in another category, like hardwood floors or custom cabinets. This prevents you from going over budget on any one line item as long as you are able to prioritize your “must-haves” in your new home. If you spend less than your allowance in a particular category, and choose not to reallocate funds, then you will get a credit for the difference, which will lower your final home price.

Home Design with Custom Upgrades

Copper Builders’ allowances are based on professionally curated design packages that include high-end items like site-finished hardwood flooring, architectural elements like ceiling trays and decorative moulding, and quartz countertops. You can always choose to add items above and beyond the packages we’ve provided, and this is the only time you would pay a difference above your allowance. Otherwise, today’s most popular design finishes are already budgeted for in your price, which is set at the time of contract.

Unlimited Options

Even though we offer curated design packages, you have the flexibility to switch out any finish you like and replace it with a comparable one at no extra charge. When you work with our designers, you can choose from hundreds of options for cabinets, fixtures, paint colors, hardwoods, carpet, tile, hardware, and more. We’ve carefully organized products and finishes in every category to make sure that, even if you swap an item for a comparable one, you’re never charged an additional amount.

At Copper Builders, we know that a builder-buyer relationship built on trust and understanding makes for an outstanding home building experience. Our unique allowances are just one way we accomplish that with every home. Learn more by reading our new homeowner testimonials!
